Mill Creek’s newest development community in Seattle is underway: Modera Capitol Hill. Situated within the heart of ‘The Hill’s” vibrant Pike/Pine Triangle, Modera Capitol Hill will offer luxury living within blocks of all Capitol Hill has to offer.

Capitol Hill is located at the nexus of ‘the Hill.’  Nearby amenities are almost too abundant to list, but we’ll try:  Seattle University, Seattle Central Community College, Pike/Pine Triangle restaurants and bars, three hospital campuses (UW/Harborview, Swedish, and Group Health), Elliott Bay Books, Cal Anderson Park, Broadway, the new trolley line, the new light rail.   The list goes on and on.  A QFC grocery is two blocks west, and Trader Joe’s is a few blocks east.  The site scores 98 of 100 on Walkscore.com, and scores 86 and 89 for transit and bike-ability respectively given the proximity to multi-modal transit options.

The great Puget Sound region added more than 50,000 jobs in 2013, and is forecast to add another 100,000 jobs by 2015. This places the MSA within the top five nationally for current and forecast job growth, and economic growth is significantly outpacing national trends. King County provides the bulk of employment growth with 41,000 jobs added in 2013 and 37,000 new jobs forecast for 2014.

The community will include 135 apartment homes in a six story building (five floors of Type V wood framing over a concrete podium level) over abundant subterranean parking. A wide variety of floor plan types will be available, including studio, 1-, and 2- bedroom homes.  Square footage will range from 382 square feet to 1,158 square feet. Notably, new 2-bedroom homes are a rare find in urban Seattle submarkets and are expected to attract solid demand. 

Modera Capitol Hill will have a full leasing office accessed through a lobby oriented toward 11th Avenue (a formal “green street” connecting Cal Anderson to Seattle U).  A full fitness center, club room and media lounge are located at the center of the community with patio access to both the north and south courtyards.   We are including a large roof top deck, with multiple program spaces including a separate pet area, to capitalize on views of the city skyline and beyond. 

The community includes three restaurant suites on 10th and 11th Avenues, meaning your favorite dining option will likely be feet away.  Also unique on Capitol Hill is an abundance of access controlled garage parking. No more circling the block for an hour looking for street parking.

The apartment homes at Modera Capitol Hill will include energy efficient, stainless steel appliances, quartz counters, subway tile backsplashes, laminate flooring, and LED lighting. Homes include a mix of traditional and open one bedrooms. Select kitchens will have movable islands, matching the cabinets and counters, providing further flexibility and differentiation. A number of the homes at the podium level have access to private patios, and between 25% and 30% of the units will have full or Juliette balconies.
